Here’s a quick primer on HOA and CDD and why they’re important:
HOAs or Homeowner Association
- HOA fees are the dues required to pay the HOA, the organization in a subdivision, planned community or condo building, that makes and enforces rules for the properties and residents.
- Once you buy a property in an HOA community, you automatically become a member and are required to pay the fees. Dues typically go toward upkeep of the community, including exterior improvements as well as maintenance of any onsite amenities. HOAs can help maintain property values as well as ensure a consistent appearance.
- A big con to HOAs is they can get very pricey and when combined with a mortgage, can add considerable ongoing cost to your home.
CDD or Community Development District
A CDD is a governmental unit that borrows funds to pay for infrastructure and amenities within the community. The CDD then assesses fees to each homeowner in the community. CDD fees differ from HOA in that they are incorporated into your annual property tax bill. The bill is typically paid over a 20-or-30-year period and can fluctuate from year to year, depending upon operating costs. Similar to HOA fees, CDD can also add to your monthly costs.
