Top Fort Myers Area Home Sales – September 2012

The most expensive home to sell in Lee County, Florida during September 2012 was a riverfront, single-family estate in Alva.   This 15,539 SF home is located at 12350 Old Rodeo Dr, Alva, FL and features 5 BR / 9 BA sited on a 20-acre riverfront parcel.  This home was originally designed for former Boston Red Sox left fielder Mike Greenwell.  The selling price was $8.3M / $534 SF, which was 83% of the asking price. Honorable mention for 2nd most expensive Lee County residential property sold in September 2012 was a single-family home sited on a 106-acre ranch and also located in Alva .  This 7,432 SF home is located at 12250 N. River Road, Alva, FL and features 5 BR / 4 BA .  The selling price was $3.2M / $431 SF, which was 92% of the asking price.  This property was also formerly owned by retired Boston Red Sox left fielder Mike Greenwell and is adjacent to the 12350 Old Rodeo property. The buyer for both of these former Greenwell properties is Odin Estates, LLC based in Sarasota, FL.  Odin Estates, LLC is a corporation whose principal officer is real estate attorney Christian Van Hise with Shumaker, Loop & Kendrick in Sarasota.  Just a hunch on our part, but it sure looks like this could be a play for a developer looking to build a new community in Alva. In September  2012 there were 13 residential transactions in Lee County, FL with a selling price of $1M or greater, up from 9 in August, down from 15 in July and 20 in June.
