I wish that I had a dollar for every time that I get asked, what will the owner take for that property? The best way to answer this question is to take a look at the average selling price to listing price ratio of all homes sold in the Fort Myers area in the last year.   In 2013, homes in Lee County on average sold for 96% of asking price.
Here are the Fort Myers area market statistics for 2013:
In 2013, 19,479 residential properties sold in Lee County for a total of $4.322B in sales. The average listing price was $231,594 and the average selling price was $222,099. This represents an average selling price to listing price ratio of 96%. This average selling to listing ratio of 96% is up two percentage points from the previous three years ratio of 94% in Lee County and is an excellent barometer for buyers to keep in mind when making an offer.
