Fort Myers is filled with amenity-rich communities, but some of them also boast the advantage of low HOA fees. Here are a few of our top picks in the Fort Myers area.

Hertitage Cove

One good option is Heritage Cove. This gated, active adult community offers low-maintenance single-family homes, villas and condos. Residents of Heritage Cove are responsible for paying a quarterly master HOA fee, as well as a quarterly neighborhood fee for exterior maintenance, landscaping and lawncare.  

Amenities of Heritage Cove range from tennis and bocce ball courts to walking paths, horseshoe pits and a fitness room. Other options include shuffleboard courts and a resort-style swimming pool and spa. You’ll also find a range of social opportunities, from get-togethers to bingo nights.


Tortuga is another gated community in Fort Myers with relatively low HOA fees. The villas and coach homes of Tortuga all come with a maintenance-free lifestyle. You’ll also find shuffleboard, tennis, pickleball and two swimming pools. Brandywine buyers can choose from condos or attached villas.

Seven Lakes

Seven Lakes is another reasonably priced community of attached condos and villas. Residents have access to a half-dozen tennis courts and swimming pools, along with shuffleboard, exercise space and an auditorium for events and performances.

There’s even a community transit, making it easy to go to the beach or to run some errands. The HOA fees in Seven Lakes are dependent on the size of the unit purchased but playing on the 18-hole executive golf course is included, which isn’t necessarily always the case with other communities.
