Exploring Sanibel and Captiva Neighborhoods

While you may think of Sanibel and Captiva as singular locations, both islands are actually made up of a number of neighborhoods. You’ll find a mix of single-family homes, condos and townhomes to choose from.

Sanibel Island’s Beachview Country Club sits near the beach, with hundreds of properties. This mid-island community additionally offers tennis, golf and a clubhouse.

One option for canal-front homes is Caloosa Shores. Sitting on the island’s west end, the neighborhood offers around two-dozen homes, close to Ding Darling Wildlife Refuge.

With deeded beach access, the Gulf-front community of Chateaux Sur Mer sits just off Sanibel Captiva Road. On the east end of the island, Dunes Sanibel is a golf and country club with hundreds of residential options, tennis, golf and more.

The only private golf club on the island is The Sanctuary Golf Club. You’ll find luxury single-family homes, villas and condos on the northern tip of the island.

East Rocks is a near beach community with dozens of residential options, as well. Situated on the west end, this is a quieter section of the island for prospective buyers to choose from.

One of the island’s largest communities is Gumbo Limbo. It’s found mid-island, just off Dixie Beach Road.

Captiva Island, on the other hand, is home to 18 distinct neighborhoods. Because the entire island is less than a mile wide and only about six miles long, all Captiva homes are considered near the beach.

The South Seas community offers a number of different residential options. Some neighborhoods on Captiva have community swimming pools, tennis courts, and resort-like amenities. While Captiva Village neighborhoods like FA Lanes Bayview sit close to local shops and restaurants, other neighborhoods on the island have deeded beach access. Some of the neighborhoods on Captiva Island are named after former landowners, while others are more specifically referenced by their location on the island.
